Just visited the sales of office of Brickell Heights, the newest development in the area of Mary Brickell Village and directly across from Brickell Citi Centre, a billion dollar development by the Swire Properties. Brickell Heights consists of of 3 buildings. Two Residential Towers on the West side of South Miami Avenue and a Hotel component to the East of South Miami Avenue. The first phase is the residential tower on the corner of South Miami Avenue and the West corner of Southwest 10th Avenue.

1- All units will be finished with either standard finishes or customized to the owner’s specifications. A big change from “Decorator Ready Deliveries”. It means that owners or tenants will be ready to move-in inmediately after the closing.

2- EQUINOX FITNESS CLUB & SPA will be occupying 35,000 square foot of space within three (3) floors of the building.

3- SOUL CYCLE will have a 3,500 square foot cycling studio available to all residents.

4- According to one of the sales representatives the price point per square foot is lower than at Brickell Citi Centre by at least $100.00 per square foot. I have a price list of all the most desirable units which range from $463.67 per square foot for a ONE Bedroom- ONE and a HALF Bath to $803.27 per square foot for a THREE Bedroom and THREE Bath Penthouse on the 48th floor. 6- All of the Retail Spaces have been sold and it is unknown at this time whether the buyer plans to subdivide the space or it would be occupied by a single tenant.

I believe that this project will sell very fast because of its prime location and the professional reputation of the entities involved in the project.
